Buying before retirement and renting in the meantime
Planning to move to Mauritius in a few years? You do not necessarily need to wait until retirement to buy. Many European buyers purchase an apartment or villa in advance, enjoy it during their visits and rent it out while away. The key is to choose a property that appeals to tenants today and offers the lifestyle you want tomorrow.
Investing from around €170,000
Property available to foreign buyers is not limited to luxury villas. Depending on developments and availability, MY IMMO offers one-bedroom apartments from around €170,000, alongside larger apartments, penthouses and villas. A first investment can also become your own base on the island: use it for holidays, rent it out during your absences and later live there for several months a year or permanently.
Buying off-plan to prepare gradually
Mauritius offers off-plan developments, including VEFA, and projects already under construction. Payments follow a contractual schedule linked to construction progress until handover, so the full price is not payable at reservation. For the relevant developments open to foreign buyers, a financial completion guarantee (GFA) is required; applicable construction guarantees include a ten-year structural guarantee. This framework is especially important when buying from Europe, years before moving. EDB Mauritius
Close to the sea: attractive today and tomorrow
Location matters when renting before moving in. Easy access to beaches, restaurants, shops and activities appeals to holidaymakers and future residents alike. MY IMMO offers coastal apartments and villas, serviced residences and Smart City properties across several regions. The aim is a home that is both attractive to rent and somewhere you can genuinely imagine living.
Flexible short-term rentals or dedicated management
Rental conditions should be checked before purchasing. Some developments allow flexible short-term letting, so owners can stay whenever they visit and rent during their absences. Others offer dedicated management covering marketing, bookings, guest arrivals, cleaning and maintenance, depending on the service. The right choice depends on how much personal use and freedom you want, and whether you wish to manage the property yourself. MY IMMO checks each development’s rules before advising clients.
One bedroom, three bedrooms, a villa or a Smart City?
A one-bedroom apartment near the sea can be an accessible first purchase suited to couples and holiday visitors. Two- or three-bedroom apartments offer more space for families and for your own longer stays. A villa may be the home you already picture retiring to. Smart Cities and large residential estates may combine homes, shops, restaurants, sports, green spaces and services, sometimes near the coast. MY IMMO helps match these choices to your budget, moving timeline and rental plans.
From USD 375,000: residence linked to your purchase
Buying property and becoming a resident are separate matters: a foreign buyer can acquire an eligible home without moving immediately. An eligible purchase worth at least USD 375,000 allows the foreign buyer to obtain a residence permit under the relevant schemes, valid while they retain ownership. EDB Mauritius states that the permit remains valid for as long as the non-citizen owns the property. You can therefore invest before retirement, rent in the meantime and occupy the home when you move.
Buy today without moving immediately
Preparing your move can be gradual. Buying now lets you choose the location, property and surroundings before retirement. Enjoy the home as a second residence and rent it out when permitted by the development. When you decide to stay longer or move permanently, you already have a home and know the neighbourhood. Today’s investment can become tomorrow’s place to live.
